Cost to Paint a 1,000 Sq Ft Home in Vancouver

01 / THE BUDGET

How much should you budget?

For a 1,000 sq ft home in Vancouver, a useful starting comparison is $3,000–$4,500 for a straightforward walls-and-ceilings repaint, versus $5,000–$9,500 for a fuller condo interior refresh. These are published local contractor benchmarks with different scopes—not Alpha & Omega quotations.

A FULLER INTERIOR

$5,000–$9,500

More surfaces. More detail.

02 / CHOOSE THE WORK

What do you actually want painted?

Stand in each room and look beyond the walls. A fresh wall colour can make an older ceiling or scuffed baseboard more noticeable. Decide what belongs in the first phase and what can wait, then ask for optional work to be priced separately.

A

Walls only

Living areas, bedrooms and hallways. Name closets and feature walls individually.

Check: Are the existing ceilings and woodwork good enough to keep?

B

Walls + ceilings

Add ceiling surfaces, including any stains, patches or texture that need assessment.

Check: Is the ceiling sound, or does it need repair before paint?

C

The full room

Add doors, frames, baseboards and other agreed trim to the walls and ceilings.

Check: How many doors, which faces, and how much detailed woodwork?

Illustrated scope examples—not fixed-price packages. Cabinet refinishing, wallpaper removal and major repairs are not implied by “full room.” Confirm any additional work before it is included.

03 / THE WORK BEHIND THE PRICE

Why two similar homes can cost different amounts

01

What is underneath the paint

A few picture-hook holes and a wall covered in old patches are different jobs. Photograph cracks, damaged corners, stains and peeling areas. If a stain keeps returning, identify the cause before covering it again. Drywall repairs should have an agreed finishing and repaint boundary.

02

Edges, doors and ceiling height

A broad wall is different from a collection of door frames, mouldings and stairwell edges. Count doors and note tall areas. Tell the estimator whether trim is already painted, varnished or damaged; the surface determines the preparation.

03

The colour change

Going from a deep colour to a light one can change the coverage work. Agree on the actual product, sheen and preparation for each surface. Choose and test colours before work begins so a late change does not become a second job. Our colour-selection guide explains how to compare samples in your room.

04

How the home can be used

An empty suite gives the crew a different working space from a furnished home. Identify furniture to move, rooms that must remain available and any other trades. In a Vancouver condo, bring the building’s working hours, lift bookings, loading arrangements and protection requirements into the first conversation.

04 / UNDERSTAND THE MEASUREMENT

1,000 sq ft of floor is not 1,000 sq ft of paint.

A home’s listed size measures its floor area. Painting also involves wall height, room perimeter and the surfaces you include. Several small rooms can have more wall area than an open space with the same floor area.

Walls = 2 × (length + width) × height.
Ceiling = length × width.

This example explains why floor area alone cannot set a painting price. No measurements are needed to get started. Request a free painting estimate.

ASK THIS QUESTION

“Per square foot of which surface?”

Ask whether a rate uses the home’s floor area or the actual area being painted. Keep that measurement beside the surface list. A floor-area allowance and a wall-area rate cannot be compared simply because both say “per sq ft.”

05 / KEEP THE BUDGET UNDER CONTROL

Make the quote easy to compare.

Give each painter the same room list. Ask for one total for the agreed work, with optional items and unresolved repairs separated out. That lets you decide whether to paint everything together or phase the project without losing track of what each price buys.

Four decisions to settle before accepting an estimate
DecisionWhat to have in writing
Included surfacesNamed rooms, walls, ceilings, closets, doors and trim. State which door faces are included.
PreparationThe repairs and surface preparation included, plus how additional damage will be assessed and priced.
Price and changesMaterials, taxes, optional work, payment stages and approval before additional work proceeds.
CompletionRoom sequence, cleanup, walkthrough, outstanding items and product-care information.

Keep the optional printable quote checklist to put the proposals side by side.

WHERE TO SAVE

Reduce the scope before reducing the preparation.

If the budget is tight, ask for optional rooms or sound ceilings to be priced separately. Clear personal belongings and agree who moves furniture. Confirm colours early. Do not assume doing your own patching or priming will reduce the quote—agree on that work first.

For a DIY comparison, include your time, tools, protection, repairs and cleanup as well as paint. The useful comparison is the cost of the finished job.

06 / BEFORE YOU BOOK

Questions about a 1,000 sq ft painting budget

Does a painting price include paint?

Only the written scope can confirm that. Ask whether the total includes paint, primer, repair materials and protection, then record the product and sheen for each surface. A labour-only figure is not comparable with a supply-and-apply total.

Will painting an empty home cost less?

It can simplify access and protection, but condition and surfaces still matter. An empty home needing extensive repairs may involve more work than an occupied home with sound walls. Tell the estimator when the property will be empty and when furniture arrives.

How long does painting a 1,000 sq ft home take?

Floor area alone cannot establish the duration. Repairs, ceilings, trim, crew arrangements, drying requirements and room access all affect the sequence. Ask for the working days and the time before each room can return to use; coordinate your move or other trades around that plan.

Can I get an estimate from photographs?

Photos can help if you already have them. A wide view of the room and a close-up of any damage are useful, but neither photographs nor measurements are required to get in touch. The team can identify what else needs checking before confirming a price.

07 / YOUR NEXT STEP

Start with what you want to change.

  • Where: your city and whether it is a house, condo or another property.
  • What: rooms, walls, ceilings, doors and trim to paint.
  • Condition: room photographs and close-ups of repairs.
  • Access: occupied or empty, furniture and building rules.
  • Timing: preferred dates, move-in plans and other trades.

Pricing sources & scope

The two budget benchmarks above come from published Vancouver contractor guides checked on October 14, 2026. They illustrate different scopes; they are not a market average or Alpha & Omega’s price list.

  1. The Other Guys Painting Co: 2026 interior painting cost guide — $3,000–$4,500 for a 1,000 sq ft main floor, walls and ceilings, under the guide’s stated standard conditions.
  2. Hemlock Painting: Vancouver pricing guide — $5,000–$9,500 for a full interior refresh of a 750–1,100 sq ft two-bedroom condo.

Ask for a dated, property-specific estimate before committing to a budget. The photographs on this page illustrate interiors and painting work; they are not projects priced by these examples.
