THE SCOPE, CLEARLY DEFINED

Your space represents
your business.

From retail storefronts and offices to clinics and community facilities, commercial painting needs a clear scope and a workable schedule. Our Coquitlam-based crew serves commercial properties across the Lower Mainland. We review operating hours, access and surface preparation before the work is booked.

What we can help with

YOUR PROPERTY. YOUR PRIORITIES.
01

Business interiors

Offices, retail spaces, restaurants and other customer-facing interiors. Review finish choices, room access and the sequence around everyday operations.

02

Storefronts & exteriors

Facades, entrances, trim and agreed metal surfaces. A coordinated exterior refresh helps present a consistent, cared-for property.

03

Larger facilities

Community spaces, education facilities and multi-use properties can be assessed by area. Discuss equipment access and preparation requirements at the site visit.

PLANNING YOUR COMMERCIAL PAINTING

Protect the business as well as the finish.

A commercial painting brief should explain how the premises operate. A retail floor, office, restaurant support area and managed building can have very different access, cleaning and occupancy requirements. We assess the surfaces and discuss the working arrangements before defining preparation and painting.

01

Document the surfaces and wear

List walls, ceilings, doors, trim and exterior features separately. Identify frequent-touch areas, existing damage, staining and surfaces exposed to regular cleaning. Product selection should follow the intended use and existing finish, rather than choosing every surface by colour alone.

02

Keep operations in the conversation

Describe opening hours, deliveries, staff areas and equipment that cannot be moved. Discuss whether areas can be released in stages and how people will move around the work. After-hours work and uninterrupted operation must be specifically agreed; they are not automatic features of a repaint.

03

Separate tenant and landlord requirements

Confirm who approves the colour, scope and access, and whether any building rules or property-manager requirements apply. Include contractor parking, loading and protection of shared routes. Identify other trades and make sure repair or fit-out work is sequenced before final finishes.

COST & SCOPE

What affects your commercial painting estimate?

Preparation, working height, access restrictions, equipment protection and staging affect the work as much as surface area. A vacant space with direct access is different from a furnished premises that remains in use. Request an estimate that describes the product approach and operational arrangements so the total reflects the actual job.

COMPLETION & AFTERCARE

At handover.
And after the work.

Confirm the agreed areas and remaining details with the property contact. Keep product and colour records, plus cleaning and return-to-use guidance. If lease or property-manager documentation is required, identify it in the initial scope rather than waiting until the end.

KEEP THE PROJECT PRACTICAL

A clear plan.
Fewer loose ends.

The right sequence matters in a working property. We discuss which areas can be released together, where customers or staff need access, and which repairs should happen before painting. Any special scheduling requirements belong in the agreed scope.

  • Identify operating hours and access restrictions.
  • Separate interior, exterior and repair work in the estimate.
  • Confirm colour and finish requirements for the property.
  • Discuss phasing, protection and daily cleanup.

BEFORE WE BEGIN

Your questions,
considered.

A few useful details about commercial painting.

Can painting be planned around business hours?

Tell us about your operating hours and access needs. We review available scheduling options before confirming the project rather than assuming every property can follow the same timetable.

Do you handle drywall and preparation?

Yes. Drywall work and surface preparation can be included in the estimate. Larger repairs should be identified before the painting sequence is agreed.

Do you paint industrial facilities too?

Yes. Warehouses and industrial buildings have their own access and coating considerations. See our industrial painting service for that project type.

Can damaged walls be repaired as part of the repaint?

Yes, drywall repair is within our service range. Identify holes, patches, damaged corners and changes from removed fixtures during the estimate. The agreed preparation and repair work should be stated before the finish coats are priced.

How soon can the space return to normal use?

This depends on the product, work completed and conditions. Dry-to-touch, recoat and full-cure times are different. Discuss the needed return-to-use date during planning and follow the guidance for the actual finish applied.

What should a tenant confirm with the landlord before painting?

Confirm who can approve colours and repairs, which surfaces belong in the tenant scope and what access or contractor documents the building requires. Tell the estimate team about lease-end or opening dates. A painting proposal does not determine the responsibilities in your lease.
