COQUITLAM BASED • SERVING THE LOWER MAINLAND

THE SCOPE, CLEARLY DEFINED
Older homes often bring together different materials, previous finishes and detailed woodwork. We review those conditions before defining a heritage home painting project. Based in Coquitlam, Alpha & Omega serves character and heritage homes across the Lower Mainland.
Siding, porch features, doors and window trim. Identify fragile areas, existing coatings and repair needs before agreeing on preparation.
Walls, ceilings, mouldings and interior woodwork. Confirm the details you want retained and the finish you want to achieve.
Discuss damaged surfaces and related drywall or framing needs during the assessment, so the repaint follows the agreed repair work.
PLANNING YOUR HERITAGE HOME PAINTING
A character home can contain original timber, delicate mouldings and several generations of coatings. Heritage painting begins with an inventory of what matters to the building and what should remain unchanged. A general exterior repaint specification may not explain how those details will be treated.
List doors, sash and window trim, porch details, siding and interior mouldings that need special attention. Show the team where preserving a profile or texture is important. The condition and previous repair history determine the preparation; heavy coating build-up should not simply be treated as a colour problem.
Provide any heritage designation, approved colour schedule and project-specific requirements you already have. Confirm any permissions with the relevant authority before work is committed. Paint colours, material changes and repairs should be considered together where the property has preservation requirements.
The age and history of the finishes matter when removal or other disruptive preparation is proposed. Share existing assessment records. Suspect hazardous materials need qualified assessment and the appropriate specialist work; their treatment should not be assumed to be part of an ordinary painting estimate.
COMPARE THE SCOPE
| Project area | What needs assessment | What to agree |
|---|---|---|
| Exterior character details | Original siding, porch features, doors and trim | Preparation that accounts for the condition and details to retain. |
| Interior woodwork | Mouldings, doors, frames and existing finishes | A separate scope for retained features and approved finish changes. |
| Repairs before coating | Damaged material and earlier repairs | Clearly assigned repair work before the paint finish begins. |
COST & SCOPE
Detailed profiles, previous coatings, access and the extent of repairs can make heritage work more involved than a simple wall repaint. Ask the estimate to distinguish preparation, preservation-sensitive details and final painting. Include any required specialist assessment or work by others as a clear prerequisite.

Review original details and colour boundaries alongside the overall finish. Retain the approved colours, product information and any project records for future maintenance. Address new signs of moisture or coating failure early instead of assuming that the age of the house makes them unavoidable.

A RECORD BEFORE PREPARATION
Create a feature list before the finish changes. A close-up establishes the profile; a wider photograph shows its location. Pair those views with any approved colour or conservation guidance.
FROM BEGINNING TO END
Know what is included, how the work is planned, and what happens next.
Review details, coatings and any known project requirements.
Separate repairs and surface work from the final painting.
Apply the agreed colours with care around original features.
Walk through the completed scope together.
BEFORE WE BEGIN
A few useful details about heritage home painting.
We discuss the features you want retained before finalizing the scope. The condition of the wood and existing finish determines the preparation and any repairs needed.
Share the designation and any applicable project or colour requirements with the team. Required approvals should be confirmed before the work proceeds.
Yes. Interior walls, ceilings and detailed woodwork can be assessed alongside the exterior or as a separate project.
Bring any approved schedule, existing colour reference or consultant guidance to the assessment. Sample selection and approval should happen before the main work. An exact match cannot be assumed from an aged coating or a photograph alone.
Do not assume it is. Any suspected hazardous material needs assessment before disturbance, and required specialist work must be separately confirmed. Ordinary painting experience is not a claim of asbestos-abatement licensing.
