A refreshed deck makes more room for slow mornings and time outside. Preparation and stain selection shaped around your wood, its condition and the finish already there.
COQUITLAM BASED • SERVING THE LOWER MAINLAND

THE SCOPE, CLEARLY DEFINED
A deck finish needs to work with the surface beneath it. We review the timber, weathering and existing coating before discussing preparation and stain options. Based in Coquitlam, Alpha & Omega provides deck staining across the Lower Mainland.
Review existing stain, worn areas and surface condition. Cleaning and preparation are defined before a new finish is selected.
Transparent, semi-transparent and solid stain options produce different looks. Existing coatings can limit which options are suitable.
Discuss railings, steps and other agreed wood surfaces alongside the deck, with each item identified in the estimate.
PLANNING YOUR DECK STAINING
The appearance you want is only part of choosing a stain. Timber condition, weathering, the existing coating and how the deck is used determine the preparation and suitable options. A maintenance coat on a compatible finish is different from changing a built-up solid coating to a transparent appearance.
Provide the product name or previous records if available. Check worn areas, peeling and differences between protected and exposed boards. Compatibility cannot be established by colour alone; the existing coating and condition need review before preparation and a new stain are confirmed.
Cleaning, coating removal and surface preparation should be described in the estimate. Point out damaged boards, loose elements or other defects separately. Staining is not a structural repair, and unsound wood should not simply be hidden beneath a darker finish.
Outdoor work depends on the wood and suitable application conditions. Furniture, foot traffic and other use need to wait for the requirements of the actual product. Discuss access to the home if the deck is a main entrance and make the timing part of the plan.
COMPARE THE SCOPE
| Project area | What needs assessment | What to agree |
|---|---|---|
| Transparent appearance | Visible grain and the condition of the bare or compatible surface | Confirm preparation and compatibility before promising the look. |
| Semi-transparent stain | A balance of colour and visible wood character | Assess existing coating and wood condition first. |
| Solid-colour finish | More colour coverage and a less visible grain appearance | A defined coating system and future maintenance approach. |
COST & SCOPE
Deck size, railings, steps, previous coating, preparation and access all affect the work. Railings can require considerable attention relative to their area. Include each element separately so a deck-floor-only estimate is not confused with a complete outdoor-woodwork scope.

Keep the stain name, colour and preparation record. Follow the product guidance for returning furniture and cleaning, and inspect high-wear or exposed areas over time. Maintenance intervals depend on use, exposure and the selected finish, so avoid assuming one fixed lifespan for every deck.
MORE THAN THE DECK FLOOR
Floor dimensions are only part of a deck-staining enquiry. Railings, spindles and steps add surfaces and preparation that a floor-only estimate may leave out.

BEFORE WE BEGIN
A few useful details about deck staining.
Sometimes, but compatibility and surface condition matter. We assess the existing coating before recommending preparation and a new stain.
Transparent and semi-transparent stains generally show more grain than solid finishes. The current coating and wood condition affect which option is practical.
Exposure, use, wood condition and the selected product all affect maintenance. Ask for guidance specific to the finish used on your deck.
Do not assume a simple overcoat can achieve that. The existing material, extent of removal and condition of the wood need assessment. Discuss the desired appearance before choosing the preparation and product.
Only if they are listed. Identify each element during the estimate; access, existing finish and preparation can differ from the deck boards. Separate pricing or scope lines make the included work easier to understand.
Use it to make a shortlist, then discuss a suitable sample on the actual wood and approved preparation. Timber colour, previous finish and stain opacity affect the appearance. Record the selected product and colour after reviewing the sample; a screen image is not a finish approval.
